1. Introduction
These Terms & Conditions ("Terms") govern your use of the Bridging365 website (the "Site") and any enquiry, application, or service arranged through it. By using the Site, you agree to be bound by these Terms. If you do not agree, please do not use the Site.
Bridging365 is a trading name used for illustrative purposes on this website. References to "we", "us" and "our" mean Bridging365; references to "you" and "your" mean the person using the Site.
2. Who We Are
Bridging365 arranges short-term bridging finance secured against property, for business and investment purposes only. Our registered office and contact details are set out in Section 13 below. Bridging365 does not offer loans secured against a borrower's main residence, and our lending activity is not regulated by the Financial Conduct Authority (FCA).
3. Eligibility
To use our services you must:
- be at least 18 years old;
- be a UK resident or have a right to reside in the UK;
- have the legal capacity to enter into a credit agreement; and
- own, or be purchasing, a property that can be used as security.
4. Indicative Information Only
Any rates, fees, loan-to-value figures, or repayment amounts shown on the Site, including outputs from our loan calculator, are indicative only. They do not constitute a loan offer, a formal quotation, or a guarantee of lending. Your actual rate, fees and terms will depend on an assessment of the property, your circumstances, and your exit strategy, and will be confirmed in writing before you commit to anything.
5. The Loan Calculator
The calculator on this Site is provided for illustrative purposes to help you estimate the potential cost of a bridging loan. It uses simplified assumptions (for example, interest retained from day one with no compounding) and may not reflect the exact terms available to you. We accept no liability for decisions made solely on the basis of calculator outputs.
6. Applying for a Loan
Submitting an enquiry or callback request through the Site does not guarantee that a loan will be offered to you. All applications are subject to status, underwriting, valuation of the security property, and satisfactory legal checks. We reserve the right to decline any application at our discretion.
7. Fees
Bridging loans typically involve an arrangement fee, a broker fee (where a broker is involved), an exit fee, and third-party costs such as valuation and legal fees. All applicable fees will be disclosed to you in writing, alongside your rate, before you enter into any agreement.
8. Your Responsibilities
You agree to provide accurate, complete and up-to-date information when using the Site or applying for a loan. You must not use the Site for any unlawful purpose, or in a way that could damage, disable, or impair the Site or interfere with any other party's use of it.
9. Intellectual Property
All content on the Site, including text, graphics, logos and the calculator tool, is owned by or licensed to Bridging365 and is protected by copyright and other intellectual property laws. You may not reproduce, distribute, or create derivative works from any part of the Site without our prior written consent.
10. Limitation of Liability
To the fullest extent permitted by law, Bridging365 accepts no liability for any indirect or consequential loss arising from your use of the Site, or from any reliance placed on indicative figures, calculator outputs, or general information provided on the Site. Nothing in these Terms limits our liability for death or personal injury caused by negligence, or for fraud or fraudulent misrepresentation.
11. Important Notice
Your property may be repossessed if you do not keep up repayments on a loan secured against it. Bridging365 arranges unregulated bridging finance for business and investment purposes only; our loans are not regulated by the Financial Conduct Authority and must not be used to secure lending against your main residence. You should seek independent financial and legal advice before entering into any loan agreement.

The Site may contain links to third-party websites. We are not responsible for the content, accuracy, or practices of any third-party site, and including a link does not imply endorsement.
13. Changes to These Terms
We may update these Terms from time to time. The date at the top of this page shows when it was last revised. Continued use of the Site after any changes constitutes acceptance of the updated Terms.
14. Governing Law
These Terms are governed by the laws of England and Wales, and any disputes will be subject to the exclusive jurisdiction of the courts of England and Wales.
